Designing a Community Friendly Sales Distribution Hub

McFarland Johnson was chosen by the developer due to our experience navigating the SEQRA process to obtain a negative declaration in record time. Our services included providing site/civil infrastructure, environmental permitting, which included a comprehensive traffic impact study for the 1 million square foot sales distribution center located on a 116-acre property on Route 9 in the Town of Schodack. The facility boasts 93 loading docks and provides parking for 300 tractor trailers and 1,250 employees. McFarland Johnson provided site layout, grading and drainage design, conducted a full stormwater analysis and obtained SWPPP approval by the MS4. MJ also obtained Town of Schodack Planning Board approval and permitting, prepared construction documents, and submitted an Environmental Assessment Form (EAF). As a result of the SEQR approval process, visual and noise impact assessments were completed, and mitigation measures were developed to limit the impact to the surrounding community. A traffic impact study was also completed for the project and approved by NYSDOT and the Town of Schodack. The traffic study resulted in a new signalized employee entrance and a new truck entrance on US Route 9. The offsite roadway improvement design plans were developed for the proposed site driveway and other offsite improvements, which were approved by NYSDOT.
